     What Is Inspected?

    A home inspection is an information service and the information you receive should provide peace of mind by offering a technical review of the home.  A home inspection can help you gain a better understanding of the home, but it is not magic.  It is a snapshot of the condition of the home on the day of the inspection.  The review should include a visual inspection of the following major systems and components: roof, structure & foundation, exterior finishes, windows & doors, lot grading, interior finishes, plumbing, heating, cooling, electrical, fireplaces & chimneys, attic and attic insulation and basement dampness.  The inspection is intended to focus on the "big picture" and address those items that could affect your buying decision.  Therefore, a professional home inspector will not be looking at cosmetic items such as scratches to the cupboards, nail pops in drywall, torn wall paper etc.  A standard home inspection usually does not include appliances or low voltage systems like telephone wiring, television cable, alarm systems etc.  It will not address environmental concerns such as, but not limited to, air and/or water quality asbestos, radon gas, molds, toxins, carcinogens etc.

    A home inspection is visual in nature, non-destructive and non-invasive.  The inspector is a guest in the home and needs to respect the seller’s property.  The inspector will not move furniture, lift carpets, cut holes in walls, shovel snow, or dismantle equipment.  The inspection is not technically exhaustive and all encompassing due to the various limitations of a visual inspection.  For this reason it is important to hire an experienced inspector with excellent communication skills and a strong technical background.

    What Will We Receive?

    A seasoned Certified Home Inspector (CHI) and associate member of OAHI.  Your thorough inspector has excellent communication skills, a strong technical background and a desire to ensure each client receives the same high level of customer service.  The information will be delivered to you in a concise and easy to understand manner.  You will be given a verbal walk through on site as well as a personalized copy of Home Report™.  Home Report™ is the most detailed, comprehensive and user friendly reporting system in the industry.  A camera is used by the inspector for the roof and attic areas to enable clients to "see" areas the inspector cannot take you to.

    We ensure our phones are professionally monitored seven days a week. This means our clients get the information they need when they need it!  Sherlook Homes is there for you before, during and after the inspection!  Our free phone consultations before and after the inspection are part of the service.  So when you have a question, we will do our best to get you the answers you seek.

                                  

A little about me:

I was trained as a Telecommunication Engineer in England and worked with British Telecom, Bell Canada and CIBC. Over the years I assisted in the family home building business, gathering extensive experience, which I am now putting to use as a fully Certified Inspector.  I have skills in home decorating such as painting, wallpapering, ceramics, decks, fences, hardwood,  windows etc. I am trained and certified by 2 of the finest institutions and a member of two of the latest organizations geared for Professional Inspectors.

National Association Certified        Home Inspectors         

NACHI (National Association of Certified Home Inspectors) is another voluntary regulatory body for the home inspection industry.  This association was founded in 1990 and, as of 2004, has approximately 9400 members worldwide.  NACHI promotes the improvement of home inspector qualifications and high ethical standards in North America.  They are also working hard to help  inspectors grow their businesses and improve their business practices.

 

 

Ontario Association Home Inspectors

The OAHI (Ontario Association of Home Inspectors) acts as a governing body in the province of Ontario today.  This is the provincial association for Ontario that exists under CAHPI (The Canadian Association of Home And Property Inspectors).  OAHI is the voluntary regulatory body for the Ontario home inspection industry created by the Ontario Association of Home Inspectors Act of 1994.  CAHPI is the ‘umbrella’ organization for Canada and each province has their own organization.   Membership in OAHI is voluntary and members pay annual dues to belong
